SPARK's Promotional Rate for 5 Year Fixed Term Mortgages ("the Offer") is available for applications submitted by March 1, 2021.  The Offer is only valid for owner-occupied primary residences (conventional and high-ratio), with the following inclusions:

- New home purchases
- Mortgage transfers-in from another financial institution
- Only the new funds portion of any refinanced mortgages with SPARK, whereby the original principal amount will continue to be subject to the original rate.

The Offer will be restricted to a 90-day rate hold, which takes effect when an application is submitted through our online loan application system. The mortgage application must be dated during the offer period and funded within 90 days of the application start date*. If not funded within 90 days of the initial submission of application, the rate will expire and you will instead receive our 5 Yr Fixed Term Mortgage Rate. View current posted rates here.

The Offer applies to single family dwelling and condominium/strata units only (excluding leaseholds and cooperatives). Application may be sole or joint applications (spousal or non-spousal) with a maximum of 2 applicants. Approval of the mortgage is subject to SPARK’s standard lending guidelines.

The Offer does not apply to open mortgages, lines of credit, personal loans secured by a mortgage charge, or commercial mortgages.

The mortgage offer cannot be combined with any other SPARK mortgage rate offers such as the affinity rate discount program, relationship pricing, or any mortgage acquisition fee reimbursements.

The Offer may be amended, extended, or cancelled at the sole discretion of SPARK at any time without prior notice.

SPARK reserves the right to refuse or terminate any members’ participation in this offer if SPARK suspects or discovers that the member has provided incomplete or incorrect information to SPARK in the mortgage application.

The Offer is not valid for:
-Refinancing with no new funds
-Rental/revenue properties
-Recreational properties
-Residential construction financing
-Bridge/interim financing
-Second mortgages and HELOCs
-Assumable mortgages
-Mortgages involving leased property
-And other mortgages that SPARK deems ineligible for the offer.
